H.J. Burt are instructed as sole agents in the sale of Clothalls, a superb and compact rural estate including a handsome and historic Grade II Listed five bed farmhouse, extensive outbuildings with potential (subject to consents) and separate cottage and all set in the middle of park-like pasture and woodland extending overall to approximately 71 acres (28.73 Ha).
Rowan Allan, partner of HJ Burt handling the sale comments: “The fine old farmhouse is set in lovely part moated gardens and grounds and including a pretty old granary/garage with potential. The house is of considerable history and antiquity, with the former manor house being timber framed of half H-plan and including 14th Century doorways to part and 17th Century later chimneys.
The book, ‘A History of Sussex’, records that the Clothall family lived locally from 1308 and Adam of Clothall married one of the daughters of Richard of Grinstead. John Clothall was believed to have later held the manor of Clothalls and from the late 14th Century until the early 19th Century the manor descended with the Clothall moiety of Thakeham manor. In around 1836, Clothalls was sold by the Revd. Thomas Ferris to Sir Charles Burrell (of Knepp Castle) and thereafter descended with the West Grinstead manor.
Approached by a long private entrance drive, the park-like pasture and woodland forms a ring fence around the farmstead with lovely views, direct hacking access and also being just 10 miles from Hickstead. There is also a great opportunity to further adapt and convert the outbuildings to an individual buyer’s requirements and combined with the potential sympathetic enlargement of parts of the accommodation to the farmhouse (subject to all consents)”.
The farm is available for sale as a whole or as a combination of lots and with Lot 1 extending to approximately 20 acres including the entrance drive and areas of pasture land beyond the farmhouse and grounds at a guide of £1.75m. Optional Lot 1A (approximately four acres) adjoins the north of the drive and the cottage and comprises pasture land which might potentially be combined with either Lots 1, 2 or 3. Lot 2 comprises the core of the pasture land and woodland plus the extensive range of buildings with good equestrian or other potential (subject to any necessary consents) and covering approx. 46 acres. Lot 3 comprises Twisted Oak, a pretty two bed oak framed detached cottage with its immediate garden and drive and additional ground to extend to approximately one acre. The farm as a whole is guided in the region of £3.2 million.
