The woodland is in the Kent Downs area of outstanding natural beauty on the western outskirts of Challock. The woodland includes a mixture of maturing conifers recently thinned to promote timber production along with mixed mature broadleaf woodland mainly of chestnut coppice, which could provide a useful future biomass resource. There are a variety of access points with hard standing.
The conifer crops include mature Douglas fir, semi mature Norway spruce and some areas of larch. Several of the conifer crops are now due for thinning or clear fell and ready for harvest over the next 12 to 18 months. An estimated 1,000 tonnes of conifer is ready for abstraction and at current prices could realise an income of anywhere up to £10,000.
Richard Thomas at BTF Partnership said: “The woodland will be eligible for the new countryside stewardship scheme, which comes into force in January 2016 and the chestnut coppice may be eligible for the basic payment scheme, dependent on the specific rotation the purchaser may wish to adopt. There is a replanting schedule for 2015 over about 70 acres and plants have been reserved. A woodland management plan is in the process of being put together and all these factors will help a purchaser with future inheritance tax relief.”
The woodland has been managed for the past 20 years by a Kent based forestry management company, who will be happy to discuss future management options and are putting together the management plan. After two years of ownership, commercially managed woodlands qualify for 100% relief from inheritance tax. Timber sales are free of capital gains tax and in some circumstances it is possible to roll over capital gains into the proportion of the purchase price attributable to the value of the land.
