Batcheller Monkhouse are letting St Joans Farm at Leigh near Reigate which nestles in the heart of the Surrey countryside and forms a single parcel of land.
The three bedroom detached farmhouse will be fully renovated and refurbished by the landlord at the start of the tenancy.
During these works, a neighbouring three bedroom bungalow, Leigh Cottage, will be available as temporary accommodation.
The farm buildings include two sets of general purpose livestock barns, together with a calf rearing shed, milking parlour and silage clamp.
The largest livestock barn is a concrete portal framed building. It has a concrete floor. The second livestock barn is a five bay steel portal framed barn, with timber sleeper elevations and slatted timber boarding above.
The calf rearing shed is a general purpose building, with timber boarding to the elevations. The silage clamp is steel framed, with timber sleeper walls and a concrete base.
The milking parlour contains a Liberty milking system. The milking equipment and the cubicle fittings are owned by the current occupier, and may be removed before the tenancy begins.
The holding also has a large slurry lagoon which is situated immediately to the north of the farmyard. The slurry lagoon will be emptied at/before the tenancy starts. There is the option for this to be excluded from the tenancy.
There is also a three bay Dutch barn, which is positioned in a separate yard area, between the farm bungalow and the farm house. The barn is steel portal framed, with a metal corrugated sheeting roof and is generally used for storing straw.
The farmland extends to about 144 acres. It is about 70 acres of arable, and 74 acres of pasture ley. The pasture fields are fenced and have a water supply and the hedges are generally well maintained.
